Litigation Support
Engaged by a litigation firm to work on a lawsuit on behalf of investors in a real estate partnership that owned land for development. The engagement includes document review, financial modeling and assisting with identifying possible claims and damages in support of the law firm’s engagement on the case.
Water Treatment Project
Due to no City services located within a reasonable distance, the client needed a water solution for its rapidly growing development. We worked with the client, the District providing services and the design engineers to identify short term and long term water needs and bid the projects. The projects included drilling wells for grading and potable water, pipelines for delivery and storage in above ground storage tanks as well as an elevated 1.5m gallon storage tank for potable use.
1,100 Acre Industrial Development
Complex Partners was originally engaged to review and negotiate construction contracts, purchase and sale agreements and leases. The engagement has grown to include project management, performing work on behalf of the District, water issues and bidding out large construction projects. We work directly with the client, the District, various design professionals, contractors, real estate counsel and District counsel.
Metropolitan Districts
Complex Partners has been engaged to form new Districts, assist with bond offerings and put large public infrastructure projects out to bid. Engagements include working with land planners; civil, water and wastewater engineers; construction contractors; District and Bond counsel; and municipalities.
Property Management Company
Migrate client and client’s 6,000 customers to an online access portal and billing and payment system. Coordinate move to new 3rd party payment clearing provider while ensuring all client funds are immediately available. Automated AR processing creating additional efficiencies.
Office Building Purchase
Worked with client to place an office building under contract, perform due diligence, provide acquisition and operating proformas, produce the loan package and assist through a successful closing.
508 Acre Master Planned Community
Entitled the site for 3,000 residential units, 3.5m sf of commercial space, school site and parks throughout the project. Managed 10 metropolitan districts, contracted for the sale of 600 single family lots and obtained all approvals for a 10 acre 246 unit apartment community. Brokered the sale of the apartment land to a national apartment developer.
Sports Park Planning and Finance
Negotiate a joint use and development agreement with the Town of Windsor for the Town’s use of a to be developed sports park containing 20 baseball and long fields, hotels, retail, major league stadium and 900 bed dormitory. Create model for annual sports programming, tournaments, Town recreational use and leagues.
